You're not legally required to have one, but for most new projects, VIP and platinum launch access is only available through registered agents. The builder's sales team works for the builder — not for you. Working with an agent costs you nothing and gets you earlier access, first pick of floor plans, and someone reviewing the deal on your side.
No. On both pre-construction and resale purchases, my commission is paid by the builder or the seller, not by you. You get full representation, floor plans, pricing, and guidance at no cost.
It's the early sales phase of a new development, before it opens to the public. Builders release units to their top agents first, usually with the best pricing, extended deposit structures, and incentives like capped development charges or free assignment rights. By the time a project is advertised publicly, the best units and terms are often gone.
A worksheet is the form you submit during a launch to request a unit — you list your preferred floor plans, your budget, and your ID details. Builders allocate units based on worksheets received through their agents. I submit worksheets on behalf of my clients and follow up directly with the builder's sales team.
Most GTA builders ask for 15–20% of the purchase price, but it's spread out in stages — typically over one to two years, not all up front. That extended structure is one of the biggest advantages of buying pre-construction. Every project is different, and I'll walk you through the exact deposit schedule before you sign anything.
Yes — for new condominiums in Ontario, you have a 10-day cooling-off period after signing, during which you can cancel for any reason and get your deposit back. This is the window where I recommend having a lawyer review the agreement. Note: freehold homes (detached and towns that aren't condos) do not come with this 10-day period.
An assignment is when a buyer sells their pre-construction contract to a new buyer before the building closes. The new buyer takes over the original agreement — often getting into a nearly finished building at today's terms. Assignments can be a way into a nearly completed project without waiting years for construction.
