It's the release before the release. Registered agents receive floor plans, pricing and allocation ahead of the public launch — which means earlier unit selection and, often, launch-only incentives.
On most new-construction purchases the builder pays the co-operating agent's commission, so representation typically costs you nothing. I'll confirm it for each project before you commit.
Deposits are paid in instalments, not all at once, and every project's schedule is different. Condo deposits are often spread over 12–24 months, while freehold and single-family homes usually follow a shorter schedule, typically around 90 days or more. I'll walk you through the exact schedule before you sign.
Only if the builder allows it. An assignment lets you sell your agreement before closing, but many builders restrict assignments, require approval, or charge fees. We review the assignment clause together up front, and you should confirm it with your lawyer before signing.
For new condos, yes. Ontario's Condominium Act gives buyers 10 days to cancel after receiving the signed agreement and the disclosure statement. Most freehold homes don't have a cooling-off period, so once signed, the agreement is generally binding. Always have your lawyer review the agreement before you sign.
